Finding Your Next Home: A Client Case Study

 

Tasha* was going through a divorce and had moved out of the family home. She moved into a small condo with her two children, with the children splitting the time equally between the condo and the family home, where the dad still resides. The move to the condo had been difficult due to the fact that it is only a two bedroom condo and much smaller than the home they once all lived in. The two children, a boy and a girl, were sharing a room with limited space for sleeping, clothing, and just everyday living. Tasha’s wish was to find a larger residence for her and her two children so that they could live comfortably.

 

Tasha faced many obstacles in her search, one that included her staying in a specific area so the children could continue to attend their current elementary school, ride the same bus, and be close to their dad. The goal was to have as minimal disruptions as possible so that the children could continue to thrive and adapt to their new living arrangement.

 

Upon meeting Tasha, we set a clear plan to help her achieve her goal of finding a larger residence. Since location was a major factor in her home search, we discussed the possibility that finding a potential residence may take a little longer than if we expanded our search to other cities and towns. She was ok with this and decided she would rather wait for the right place rather than rush into a purchase and regret the decision. We also discussed her needs and wants, making a clear list of non-negotiables.

 

As we started our search, it was difficult to not get discouraged as there was limited inventory in the specific area in which she was searching. After looking for about three months, we sat down again to make sure we were still focused on our goals. She decided she was fine with expanding her search to include condos, along with single family homes, as long as there were three bedrooms so that they could each have their own space.

 

This decision proved to be the determining factor in her search and we were able to secure a condo for her and her two children, providing them much more space than they had in the previous condo. Tasha also felt relieved that she would not have to worry about the upkeep of the exterior of the home, since that was something her now ex-husband usually handled. She decided that ultimately condo living was for her for this specific reason and she could focus more on her children and moving forward with their new life, rather than worrying about the upkeep of the outside of the condo.

 

After negotiating the terms of the sale, we were able to receive a $3,800.00 seller credit and a $2,500.00 price reduction, leaving Tasha some extra room to make repairs and updates as necessary. She was able to move into her condo within 30 days and ensure that she was set up and ready to go for the start of the new school year for the children. One of the top priorities of my role was to ensure that I could provide Tasha with guidance and support as she began to navigate the next phase of her life. She and I were able to work as a team and accomplish her goal of providing the children with a stable environment moving forward.
